Is Home Staging Worth It in Singapore?

You’ve decided to sell. The listing is up, the photos are online, and now you’re wondering: should I stage my home, or is it just one more cost?

It’s a fair question. Many homeowners in Singapore haven’t heard of home staging yet, or think it’s only for luxury homes. Here’s what staging actually does, when it’s worth it, and how to tell if your home needs it.

How homes are often sold today

The usual routine goes like this. The agent or homeowner takes photos of the home as it is, uploads them to the listings and social media, and hopes it sells.

Sometimes it does, but buyers scroll past many listings in one sitting. An empty room, or a room that doesn’t show what it’s for, gives them no reason to stop. And when they do come for a viewing, they have to work hard to imagine living there.

That’s the gap home staging fills.

Styling vs staging: not the same thing

Many people think home staging is decorating: a few cushions, a plant, a nice vase. That’s styling. Staging is strategic.

  • Styling makes a home look nice for the people living in it.
  • Staging is planned around the buyer. It shows how big each room is, what each room is for, and how the space flows from one room to the next.

Every piece is chosen for a reason. A bed shows the room can fit one. A dining set shows how many people can sit. A desk shows the room can work as an office.

We explain the difference in this post: Style vs Stage

Put yourself in the buyer’s shoes

Before you decide if staging is worth it, try this. Imagine you’re the buyer, walking into your home for the first time. What do you see?

Here are three rooms from an HDB flat we staged. Same rooms, same angles, before and after.

An empty bedroom, or your son’s room?

Walk into the empty room and all you see are white walls. Will a bed fit? Where would the bedside table go? Now look at the same room after staging. A bed, a bedside table, a lamp, a piece of art on the wall. As a parent, you can already picture your 16-year-old son in it.

A spare room, or a home office?

An empty spare room could be anything, so buyers don’t know what to make of it. Staged as a home office, with desks, office chairs, shelves and a sofa, it answers the question buyers who work from home will ask: where would my desk go?

Will a 6-seater dining table fit?

Space is limited in HDB flats and condos, so buyers want to know if their dining table will fit. Here, a 6-seater dining set sits comfortably with space to walk around it. Buyers don’t have to measure or guess. They can see it.

That’s the difference between a home buyers have to imagine and a home they can see themselves living in.

When home staging is worth it

Staging can help many homes, but it’s especially worth it when:

  • Your home is vacant. An empty home is the hardest for buyers to picture. Rooms can look smaller than they are, and buyers can’t tell what each room is for.
  • Your home has been on the market for a while. If you’re getting viewings but no offers that work, look at how the home is being shown.
  • A room has no clear purpose. A small room or an odd corner can confuse buyers. Staging shows them one good way to use it.
  • You’re still living in the home. We stage owner-occupied homes too, usually styling with your current furniture. Whether you’re moving out or not, we can store items during the staging period or dispose of furniture you don’t need.

We stage all kinds of homes

HDB flats, condos, luxury homes, even shop lots. You can see some of the homes we’ve staged in our portfolio.

Is it too late to stage?

Ideally, stage before your home goes on the market. But it’s never too late. If your property has been on the market for months, staging gives it a fresh start: new photos for the listing, a new look for viewings, and a reason for buyers to take a second look.

Price is one part of what buyers weigh up. How the home looks when they walk in is another. So before you cut your price, stage your home first.

Is home staging only for luxury homes?

No. We stage HDB flats, condos, luxury homes and even shop lots.

What’s the difference between styling and staging?
