Singapore Property Market Summary (23–30 Oct 2026)
Here is our summary of Singapore property market news for 23 to 30 October 2026.
Quick summary
- HDB resale prices dipped 0.1% in Q3 2026, the third small fall in a row. But more flats sold: 7,645 deals, up 19.5% from Q2.
- Private home prices rose 1.4% in Q3. New-home sales almost halved to 1,183 units, so resale homes made up 73.9% of private sales.
- Buyers are active but choosy. Only 9 of 163 auction properties sold in Q3, and Thomson Reserve, a 1,268-unit new condo, launched on 31 October.
HDB resale
HDB released its final Q3 2026 data on 23 October. The resale price index is 202.5, down 0.1% from Q2. It is the third quarter in a row of small falls, after -0.1% in Q1 and -0.3% in Q2.
More flats are changing hands, though. Resale deals rose to 7,645, from 6,396 in Q2. That is 19.5% more. A total of 596 flats sold for $1 million or more, up from 490 in Q2.
A new record was also set. A five-room flat at SkyParc @ Dawson in Queenstown sold for $1.818 million in October, the highest price ever paid for an HDB resale flat. The previous record was $1.728 million, set in April 2026 at City Vue @ Henderson.
The 15-month wait-out period for private homeowners was lifted on 28 July. HDB said it has not seen a big rise in prices or buying from private-home downgraders since then.
In November, HDB will offer about 7,960 new flats in Bedok, Geylang, Sembawang, Tengah, Toa Payoh and Yishun. Buyers in those areas will have these new flats to weigh against resale homes.

Condos
URA’s final Q3 data, also out on 23 October, shows private home prices up 1.4%, faster than 0.5% in Q2. Non-landed homes rose 1.0%. Suburban (OCR) condos led with a 2.3% rise.
New-home sales dropped to 1,183 units, from 2,141 in Q2. Developers launched only 1,140 units. Resales held steady at 3,801 units, or 73.9% of all private sales. In a quiet launch period, more buyers are looking at resale condos.
That quiet period is ending. Thomson Reserve, a 1,268-unit, 99-year leasehold condo at Bright Hill Drive off Upper Thomson Road, had its sales launch on 31 October. Its developers list two-bedroom units from $1.544 million. Resale condos nearby will compete with it for buyers.
Rents rose 1.3% in Q3. But the vacancy rate for completed private homes went up to 7.2%, from 6.4%. Separately, 3,559 private homes, including executive condos, were completed in Q3. Tenants and buyers have more choice.

Landed & luxury
Landed home prices rose 2.9% in Q3, up from 2.5% in Q2, per URA.
Auctions stayed slow. Knight Frank’s Q3 2026 auction report shows only 9 of 163 auction properties sold, a 5.5% success rate. Of the 163 listings, 26 were linked to the money-laundering case, and four of those sold, all below their opening bids. Knight Frank said the results show “the importance of realistic pricing and each property’s location, condition and market appeal.”

Policy, rates & launches
We found no new cooling measures or interest rate changes this week.
On 26 October, URA awarded the Marina Gardens Lane land site to EL Development for $450.1 million. The tender for a site at Orchard Boulevard closed on 29 October, and URA will announce the award later. Both sites will become future new launches.
On 28 October, HDB revised its housing plans for Sunset Way (Maju Forest) and Gillman Barracks, keeping more land for greenery.
URA’s pipeline shows about 32,800 private homes could be available for sale over the next one to two years. The 2H2026 Confirmed List has 4,745 units, including 735 executive condos. More new launches will compete with resale homes for buyers.
What this means for property agents and home sellers this week
Buyers are out there. HDB resale deals jumped and resale condos are most of the private market. But buyers have choices, from new BTO flats in November to a big new condo launch, so they compare carefully. Price, location and condition all count. How a home looks on viewing day is one part that sellers and their agents can work on together.
In a choosy market, the homes that look their best online and in person tend to get viewings first.
