Five months on the market. Viewings after viewings. A few offers, but none that met what the seller wanted.
If that sounds like your property, you know how draining it gets. Every viewing brings hope, then another week goes by with no deal. The seller grows impatient, the holding costs keep adding up, and the talk turns to cutting the price again. This story is for you.
JT Leow, a property agent, had been marketing this unit since Chinese New Year. In August, he contacted us on Monday. We staged the unit on Wednesday morning. That same evening, after the viewing, the seller had an offer that met their expectation, and the deal was closed. The unit was sold just 6 hours after it was staged!
The unit was not short of interest. Over five months, there were viewings after viewings. Offers came in, but none met the seller’s expectation.
“We do have offers, but the offer doesn’t meet our expectations.”
– the agent
When buyers keep coming back but won’t commit, they like something about the home. Something else is holding them back.
Price is one part of what buyers weigh up. How the home looks when they walk in is the other. An empty unit leaves buyers guessing: how big the rooms really are, where the furniture would go, and what living there would feel like. When buyers have to guess, they hold back, or they offer low to cover what they can’t picture.
The agent had worked with us on some of his other properties before.
“We have been engaging SFR Home Staging on some of our properties, and then with their home staging, we managed to move the unit fast and also have high traction.”
– the agent
With a viewing already lined up for Wednesday evening, he contacted us on Monday.
We staged the unit on Wednesday morning, before the evening viewing.
The living and dining area was set up with a sofa, coffee table, TV console, rug, lamps and artwork, so buyers could see where they would relax and eat. In the master bedroom, we kept the owner’s king-size bed and styled around it with a bedside table, rug, lamp and art. The common bedroom was made up as a ready-to-use room, and an outdoor set on the balcony showed buyers another place to relax. Detailed touches in the kitchen and bathroom finished the look.
The viewing went ahead that evening.
“On the day itself, we had an offer. The offer met our seller’s expectation, and then we closed the deal just within that one day itself.”
– the agent
Five months on the market. Sold on the same day it was staged.
“With the home staging, I think this helped a lot. That’s why people can make decisions faster, and then they can improve their offer as well.”
– the agent
Home staging isn’t about making a room pretty. It’s strategic styling. Every piece is chosen to show buyers how big each room is, how the space flows, and what each room is for.
When buyers can picture their own life in the home, they decide with more confidence. That’s when offers move closer to what the seller is asking for.
If your property gets viewings but no offer that works, that’s a signal. Before you change your plan, look at how the home is being shown.
“If you have property out there that is stuck, or you have property that you want a higher transaction, I highly recommend SFR. Do contact them.”
– JT Leow
Buyers who view are interested, but something stops them from committing. Price is one part. How the home looks is the other. An empty or poorly presented home makes buyers guess how they would live there, and that makes them hold back or offer low.
Yes. In this story, the unit had been on the market for five months with repeat viewings. After staging, the seller had an offer that met their expectation on the same day. Ideally, though, stage before the property goes on the market, so buyers see it at its best from the very first photo.
In this case, the agent contacted us on Monday and the unit was staged on Wednesday morning, before the evening viewing. Timing depends on the home and our schedule, so let us know your viewing date as early as you can at least 3-5 days before staging date.
Yes. We work with property agents as well as homeowners. The agent from the story above, for example, had worked with us on other properties before.
No. We stage both vacant and owner-occupied homes. For owner-occupied homes, we usually stage the home using your current furniture. For vacant homes, we bring in our own.
